KĒĒP
The process

Transparent. Fixed-price. Guaranteed.

From first conversation to move-in — here is exactly what working with KĒĒP looks like.

The short answer

KĒĒP ADUs start at $190,000 all-in for a studio, $260,000 for a one-to-two bedroom, and $350,000 for a two-bedroom-plus — each including design, permits, materials, construction, and site work. Your fixed all-in price is confirmed in writing after a free feasibility and site assessment, before any design fees.

01

Feasibility

Week 1–2 · Free · No commitment

We assess your property and deliver a written feasibility report within 48 hours — zoning, setbacks, what unit types are possible on your specific lot, and a preliminary cost range.

What it costs: nothing. What you commit to: nothing.

02

Design & Permits

Months 1–4

We design your unit and manage every permit in every SoCal city. You receive weekly updates. Rejections and resubmissions are handled by us at no extra cost.

Your role: approve designs and answer questions. That’s it.

03

Procurement

Month 3–4 · Runs parallel to permitting

We source and purchase all project materials and coordinate their delivery to your site, using our supplier relationships to keep the build on schedule and on budget.

Because your all-in price is confirmed after the site assessment, you know your number before construction starts, with concealed conditions handled openly rather than as surprise change orders.

04

Build

Months 4–8+ · Fixed price · Weekly updates

Our vetted SoCal contractor network provides labor under KĒĒP contracts, using KĒĒP-sourced materials. You receive a photo and written update every Friday.

We do a full walkthrough together before you pay the final invoice. Punch-list items are completed first.

Financing

Most homeowners don't pay cash.

HELOC

Home Equity Line of Credit. Borrow against existing equity. The most common financing path for ADU projects.

RenoFi Loan

Based on your post-ADU property value — a higher limit than a HELOC. Designed specifically for renovation and ADU projects.

Construction Loan

Short-term, interest-only during the build. Converts to a standard mortgage on completion. Works well for larger projects.

Your $2,400/month could become a ~$1,461/month loan payment — less than you pay now — while building an asset you own.

This is an illustration of how your current monthly payment compares to an ADU loan payment — not financial advice or a guarantee of returns. Loan payment assumes financing the full build cost at an estimated rate; your actual rate, terms, and equity depend on your lender, your property, and market conditions. Consult a lender and tax professional. KĒĒP's fixed price is confirmed in writing after a free feasibility and site assessment.
